How does the calculator determine my maximum loan amount?
The calculator determines your maximum loan amount by calculating:
- Income-based capacity: Up to 40% of your monthly income (minus existing loan payments) for housing loan payments
- Property-based limit: Up to 80% of the property value you entered
Why is my maximum loan amount lower than expected?
Your maximum loan amount might be lower due to:
- Your monthly income limits how much you can borrow
- Existing loan obligations reduce your available income for housing loan payments
- You selected a shorter loan term (which increases monthly payments)
- The property value limits your maximum loan (80% of property value)
How is the monthly amortization calculated?
The calculator uses current Pag-IBIG interest rates (as of March 2025) to estimate monthly payments for different loan terms:
- 5 years (6.5%): ₱19,650 per million borrowed
- 10 years (7.125%): ₱11,850 per million borrowed
- 15 years (7.75%): ₱9,550 per million borrowed
- 20 years (8.50%): ₱8,850 per million borrowed
- 25 years (9.125%): ₱8,450 per million borrowed
- 30 years (9.75%): ₱8,350 per million borrowed
Can I use the calculator if I'm an OFW?
Yes. The calculator works the same for OFWs – simply input your monthly income converted to Philippine Pesos and other required information.
